Mirror Path Properties is a real estate investment and land acquisition company focused on identifying undervalued opportunities and distressed homes that would be perfect for rehab and sell or short/long-term rentals. 

We work with investors who value transparency and straightforward transactions with no surprises.  
Our approach is grounded in experience, market insight, some blood, lots of sweat and, possibly a few tears.

We prioritize steady, well-researched opportunities with careful attention to market conditions, zoning, and STR/LTR demand in area. Properties we list will mention which markets we believe they are best suited to.

Making money on a property is only half the job, the other half is taking care to leave a legacy that's worth being proud of.

Our Process

  1. Opportunity Identification
    We research and evaluate properties based on location, value towards becoming short/long term rentals, or fix and flips and potential to meet an .80 cent deal for the buyer. 

  2. Due Diligence
    Each opportunity undergoes a thorough review, including legal, zoning, and market analysis. As always, the buyer needs to do their due diligence, however, we create consistent listings where you know a team has checked to ensure the property meets our strict parameters. 

  3. Investment Structure
    Opportunities are structured clearly, with defined goals, timelines, and exit considerations.

Transparency & Communication

We believe informed investors are confident investors. Our partners can expect:

Investor FAQ

  • Mirror Path Properties focuses primarily on residential real estate opportunities that meet the requirements of a minimum .80 cent deal for a fix and flip, long-term rental, or short-term rental (under 30 days) .

    Each opportunity is evaluated based on location, use potential, market demand, and risk profile.

  • All real estate investments carry risk. Why are you clicking here! You're an investor! We take risks every time we sign a contract! Really, though, we do our best to mitigate the risk, we do research and do our best, but, BUYERS! Always do your own due diligence. The only person always looking after you is you. We do our best but make zero promises that investing is in any way, shape, or form remotely safe.  Who knows what humans, economy, heck, AI, will do next. 

  • We have mailing lists for buyers and sellers that go out on a regular basis when we have properties for sale or in demand. When working with a JV we have constant communication during the entire process. Contact us to be added to whichever list you prefer or to ask about anything. We can help you choose colors for your new property, but we won't help you paint... well... bribe us with a 6 pack of Coke and a pizza, and you might have a few takers.... 

  • This is starting to feel like a questionnaire for a dating site... hmmm. 
    We prefer to work with people who enjoy long walks on the beach... since Arizona is all beaches... get it? 
    We want to work with people who are transparent, honest, straightforward, has work ethic that wants to make a deal but not screwing anyone over in the process. We do work with people all over the United States. We might start branching out into other countries, but the States currently keep us plenty busy, 
    Judy Hayes grew up in a family of construction and real estate. The Hayes family was comprised of *mostly* horrible humans. Watching how her grandfather built houses and wrote contracts taught her from a young age that people suck in the real estate business. 

    Her mother worked for a title company in Tucson, Arizona. Working with her mom as a kid, she saw firsthand that realtors were shady and greedy. Needless to say, Judy avoided the real estate world like the plague. (We know this isn't collectively true; this is just young Judy's experiences)

    After moving all over the world in the Marines, doing technology as a civilian, farming, and art, she finally settled on a project to do two things. Provide for her family as well as change how the real estate world works. 

    Judy has managed to create an amazing network of people in the industry; every week, Mirror Path finds another amazing new contact. We also politely decline to work with anyone resembling the Hayes family tree (seriously, Judy has told enough stories that we all know what to look out for lol). 

    We want to make money, we want you to make money, and we want to make the world a better place than we found it. This simple philosophy has created great results so far. We hope that you are a good fit for the Mirror Path family.

    *Sense of humor required while reading. Real Estate in general can get boring. Contracts require seriousness, websites, and chat begs to invite some humor though. 

  • You can contact us directly to express interest. We also have regular mailings that go out to buyers and sellers. We are currently building a page here to view properties, and we recently started an Instagram, which may or may not get used. Things get crazy here sometimes.
